Planning and designing the future of health and life sciences innovation.

For 25 years, Fitzsimons Innovation Community has been home to world-changing research, transformative healthcare, and pioneering life sciences companies. Our 184-acre campus currently supports approximately 30,000 researchers, faculty, and staff and is across the street from an academic campus of approximately 4,500 future health professionals, all working at the forefront of health innovation.

Our updated Master Plan

We’ve always known that a thriving innovation ecosystem needs more than laboratories and office space. It needs the infrastructure, amenities, and community connections that allow brilliant minds to do their best work and live their best lives.

Our updated Master Plan represents the next chapter in that vision. Developed in partnership with Tryba Architects, who have worked alongside our Community for nearly eight years, this comprehensive framework ensures Fitzsimons Innovation Community will continue to evolve as a holistic, people-focused environment that supports—in work, life and play—the researchers, clinicians, and entrepreneurs behind every breakthrough.

Why we adapt

The Master Plan serves as our roadmap for growth, adaptability, and long-term sustainability. Over a 20-year horizon, technology advances, policies shift, and our understanding of what innovators need to succeed deepens. This plan ensures we’re prepared to meet those changing needs while staying true to our core mission: advancing human health through collaboration, innovation, and community.

Key objectives include:

Creating complete communities

where people can work, learn, live, and play without leaving campus.

Prioritizing wellness and sustainability

through expanded open spaces, connected trail networks, and environmentally conscious development

Enhancing connectivity

by improving transit access and integrating regional greenways and bike paths

Supporting diverse uses

by expanding residential options, retail amenities, and gathering spaces that make campus feel like home

Positioning for the future

by building flexible infrastructure that can adapt to emerging technologies and evolving research needs

You may see this as a plan for innovative buildings, but it’s so much more. It's a framework for cultivating the next generation of health innovation in an environment designed for real people to live and work, flourishing on both fronts.

We can bring your vision to life on a campus designed for collaboration, growth, and long-term success.

A heritage of healthcare and innovation

Fitzsimons Innovation Community stands on the grounds that once held the Fitzsimons Army Hospital, where soldiers returning from World War I were treated. The Colorado high altitude has always been a destination for advancements in lung treatment, and 100 years ago, soldiers sought cures for tuberculosis and mustard gas exposure right here.

After the Army decommissioned the hospital in the 1990s, ideas for the current University of Colorado Anschutz Medical Campus and Fitzsimons Innovation Community began to percolate. That rich history of discovery, care, and research continues to inspire our vision a century later.
